PhotoGuyBud is a service devoted exclusively to real estate photography. We don’t offer photography for portraits, weddings, cute children or puppies.
We produce photography for all popular platforms, including iPad, iPhone, Android and Microsoft enabled devices. Images are optimally sized for your MLS, online portals, flyers and publications. You have the option to post your Visual Home Tour listing to YouTube without additional charge. Images and tours are retained in secure servers that you can access at any time. We do not charge a new client “set-up fee” or “monthly service fee”.
Imagery is natural in appearance; we avoid images that are overly saturated (similar to Thomas Kinkade or HDR). We won’t try to upsell our clients to the myriad of technology services that are already offered by many Brokers, or even other services. We will suggest when it is best to open window coverings to bring in scenery or natural light, remove distracting throw rugs, and even the time of day to capture the best imagery possible. We also provide you with a “Photography Preparation Checklist” upon request that you to forward to your clients prior to your our scheduled appointment to ensure the property is ready to show at its best.
For residential photography, I utilize off-camera, remote controlled flash to create balanced interior lighting. This minimizes dark areas such as hallways or adjacent rooms and "blown-out" windows that fail to properly show when single-flash techniques are used.
Prior experience as a licensed broker associate with Coldwell Banker (2004-2014) provides a unique point of view from the listing agent’s perspective that delivers the most compelling images possible.
The focus of every assignment is to generate buyer interest and viewings through the use of compelling imagery that differentiates your property. Use this LINK to view a sample of the “Visual Home Tour” (VHT) described below.
Images are delivered in two primary formats:
1) still photography images sized for quality print (300 dpi) and on-line (72 dpi) applications, and/or, 2) a visual slide presentation (Visual Home Tour), both branded and non-branded (meeting MLS requirements) with listing agent information, agent photo and MLS mandatory copy.
Visual Home Tours include links to give buyers information about schools, location map, and the ability to print a flyer or contact you directly. You will receive tour viewing statistics each week.You
As the listing agent, you will have access to helpful guidance to assist your client's preparation of their home prior to our photo session.
Small suggestions ... like properly making bedding, removal of trash receptacles, removing excessive counter top items in kitchens and baths, installing full rolls of paper towels and tissue paper ... go a long way toward making your photography look inviting and compelling.
A neatly organized home not only assists in creating motivated buyers, it speaks well of your personal branding as an agent. Fewer factors are more essential in your listing presentation than the ability to demonstrate your marketing skills and expertise.
In today's competitive environment, it is also important to not "oversell" your listing by providing too much imagery that may become distracting during potential buyers' online experience. There is a balance between excessive imagery and not enough.
